SLM Salinas Masonry is a masonry contractor serving Marina, CA, specializing in driveway pavers, concrete flatwork, and masonry repairs for homeowners in Fort Ord-era homes and newer Marina neighborhoods. We have served the Monterey Bay area since 2019 and reply to all requests within one business day.

Most driveways in Marina were poured as part of the original Fort Ord housing construction - which means they are now 50 to 80 years old and have gone through many wet seasons without replacement. Marina's sandy coastal soil shifts differently than the clay soils in Salinas, and that movement cracks and tilts older concrete surfaces unevenly. Our driveway paver installation uses proper base preparation for sandy soil so the finished surface stays level through Marina's seasonal conditions.
Marina's older neighborhoods have many original concrete block perimeter walls that date from the Fort Ord era. After decades of salt air and strong afternoon winds off Monterey Bay, the mortar in these walls often shows significant deterioration. We repair block walls with matched mortar and rebuild failing sections so property boundaries stay solid and look maintained.
Marina homes with original concrete walkways face the same soil-movement problems as their driveways. Sandy soil near the dunes shifts and settles unevenly, leaving walkway slabs that tilt, crack, or create trip hazards over time. Paver walkways handle minor ground movement better than poured slabs and allow individual damaged sections to be replaced without touching the rest of the path.
Some of Marina's older homes have brick details on steps, planters, and low garden walls that were built during the Fort Ord years. After 50 to 60 years of coastal moisture and wind, the mortar in these details is often crumbling or missing in sections. We repair and regrout brick details using matched mortar so the finished repair holds up rather than needing attention again in a few seasons.
Marina sits on coastal sandy soils that can shift near the dune areas, and older Fort Ord-era homes with original foundations are sometimes showing the effects of that ground movement. Cracking at the base of exterior walls, sticking doors, or uneven floors are worth having a contractor look at - foundation issues caught early are significantly less expensive than those addressed after they have progressed.
The constant salt air and strong winds off Monterey Bay at Marina State Beach accelerate wear on all exterior masonry surfaces throughout the city. Masonry restoration cleans salt deposits from brick and block surfaces, repoints deteriorated mortar joints, and applies appropriate sealers to slow future deterioration - extending the life of walls, steps, and other masonry features that have been taking a beating from the coastal environment.
Marina has two distinct masonry challenges that do not always go together in other cities. The first is age: most of the city's housing was built to house military families at Fort Ord between the 1940s and 1970s, and the original concrete, block, and brick work on those homes has now gone through many decades of coastal wear without major updates. The second is soil: Marina sits on sandy coastal dunes, and sandy soil behaves very differently from the clay-heavy soils found inland. Sandy ground drains fast, but it also shifts. Driveways, walkways, and any flatwork sitting on inadequately compacted sandy soil will crack and settle unevenly over time, regardless of how well the surface material itself was installed.
On top of those structural factors, Marina's position directly on Monterey Bay means the city deals with strong afternoon winds that carry salt and fine sand year-round. Those winds accelerate wear on mortar joints, concrete surfaces, and block walls in ways that feel faster than most homeowners expect when they first move here. A masonry contractor who understands Marina's soil conditions and coastal environment will approach base preparation and material selection differently than one applying an inland standard to a coastal job.
Our crew works throughout Marina regularly, and we understand the local conditions that affect masonry work here. We are familiar with the permit process through the City of Marina Community Development Department for driveway, flatwork, and structural masonry projects. Permit requirements in Marina apply to projects that affect the public right-of-way and to structural work, and we handle the paperwork so homeowners are not left managing the permit process on their own.
Marina is a city most people on the Peninsula know from its location between Seaside to the south and Castroville to the north, anchored by the former Fort Ord grounds and California State University Monterey Bay to the east. Marina State Beach runs along the western edge of the city, and the dune terrain near the beach is some of the most sandy, wind-exposed ground in Monterey County. Homes a few blocks from the beach deal with more salt exposure and shifting soil than those further inland near the CSUMB campus, and we account for that in how we prepare bases and select materials.
We also serve nearby Castroville to the north, which has a different soil profile and property character than Marina. Homeowners near the Marina-Castroville boundary often find that one contractor can handle both communities without complication.
Call or fill out our contact form and describe what you are seeing - a cracked driveway, a tilting walkway, a block wall that needs repointing, or something else. We reply within one business day and will ask a few questions about the property to arrive prepared.
We come to your Marina property to look at the condition of the existing surface or structure and assess the soil and drainage situation. You will receive a written estimate spelling out the scope and cost before any work begins. For driveway projects, we discuss material options and base depth at this stage so you can make an informed choice.
If your project requires a permit, we handle the City of Marina application and build the processing time into your project schedule. Materials are ordered once the permit is confirmed so there are no gaps between approval and start date.
The crew completes the work and cleans up the site before walking you through the finished product. For driveway and flatwork jobs, we review the drainage slope and joint fill with you before leaving. Most paver surfaces can be used within 24 hours of completion.
We serve all of Marina - from the Fort Ord neighborhoods to the streets near CSUMB. Reply within one business day. No obligation.
(831) 276-7562Marina is a small coastal city of about 22,000 people on the northern arc of Monterey Bay, positioned between Seaside to the south and Castroville to the north. The city grew up around Fort Ord, a U.S. Army base that operated from 1917 until its closure in 1994. Most of Marina's housing stock was built to house military families during those decades - small to mid-size single-family homes with stucco or wood exteriors, flat or low-pitched roofs, and simple layouts. When the base closed, the housing transitioned to civilian ownership, and much of it has remained largely as built since then. The western edge of the city runs along Marina State Beach with its tall sand dunes - a well-known destination for hang gliding and kite flying because of the strong, consistent winds.
Since Fort Ord closed, newer residential development has appeared on the former base grounds near California State University Monterey Bay, which opened in 1994. These newer neighborhoods contrast noticeably with the older military-era housing just a few blocks away - larger homes, newer construction standards, different exterior materials. The older neighborhoods near downtown Marina tend to have more deferred maintenance and original-era masonry details that need attention. Nearby Sand City is a small incorporated community a few miles south of Marina, also on the bay, and shares some of Marina's sandy soil and coastal wind characteristics.
